Buying land in Dodoma


The price of land in Dodoma is negotiable (usually the price varies depending on the location). It mostly starts from £2-4 per square metre for plots which are far from the city centre and increases to £15-20 psm for the area close to city centre (let’s say areas with distance +- to 10km from city centre) buying a plot in the city centre will cost around £50-100 psm)


When the negotiations are agreed you will need to hire an advocate (lawyer) to prepare the sale agreement (here you can share the cost between both the buyer and seller of the plot). The lawyer's fee is also negotiable (a common price asked by  lawyers is 10% of sales but you can negotiate the lowest can). The agreement prepared by the advocate will be used to transfer the title deed ownership


Change of title deed ownership ( here the buyer will incur some costs as follows)

a) The buyer must pay 11% of the buying price to the Tanzania revenue authority (TRA) where by 10 % is withholding tax and 1% is stamp duty.

b) The buyer will also pay the following fees to the Dodoma city council during processing or changing the title deed ownership
